Everyone seems to be saying the same thing:
No More Apartments
Fix the Roads
Keep our Schools Great!
Maintain Safety and Security
Control Growth and Maintain Accountability
Bring in all the Big Commercial Stores, Restaurants and Industry.
But no one is really discussing the effects on our Local Small Businesses. They are the Backbone of our Community.
While Mansfield has experienced exceptional growth and prosperity, the push for the almighty sales tax revenue has put a strain on the infrastructure.
Those projections, if not accounted for realistically, could leave some projects in a negative light.
The council needs to control the development pace and monitor the projected sales tax revenue closely while adjusting for any variation in those projections before continuing with too much over-development.
We continue to build commercial spaces, all while there are many empty retail spaces and over inflated rents for businesses, especially small, local businesses wanting to grow and expand. Together we must ensure equal opportunity and positive, sustained growth for our tax base and future projects.
100,000 people in Mansfield by year end 2028. So many apartments and multi-family structures are being built...while a healthy balance is needed, the area feels like it is being overrun, and the infrastructure is lagging behind. This is an issue years in the making and not just a recent issue. It will likely take years to remedy, but we need to address this now. Rent in Mansfield is higher than any surrounding areas at an average over $2,300. There needs to be a concerted effort with developers to bring affordability in line with other areas so our residents can afford to live and shop here.
Mansfield roads...what can I say? We all know the issues. The problem I see is the commercial construction around the area is taking a front seat to the roads and infrastructure.
We must do better to plan for the projected growth and make sure we are not left spending and redoing what should have been allotted for years earlier.
Proposing and building structures is great, but then redoing the roads around them after the fact is devesting to business and community.
Mansfield schools are awesome. Our teachers are incredible. Our district management and staff are amazing...but they can only do so much. If Mansfield continues to grow at the projected pace, we could be facing a severe education issue here.
We must keep our schools at the forefront of all our development, for without superior schools, Mansfield would not be the wonderful place it has become.
Mansfield has some of the best 1st responders compared to anywhere. With expansive growth and massive influx of residents and visitors, they will need nothing but the best to keep everyone safe and secure. The small-town feel is difficult to maintain, but safety of the residents and visitors should not be in question. The new police facilities are incredible. More fire stations, along with many new hires and responders, will continue to be a priority.
Our little sleepy town is a sprawling, incredible City. The new structures and developments coming will be incredible additions. But, if we can't keep the infrastructure in line along with all the growth, our growing pains could be much more painful in the future. Growth is needed and expected but doing it in a planned and efficient way is key to resident and visitor comfort. With growth comes paid taxes, more sales tax for the City and less property tax paid by the residents...this is a great combination.
This is a big issue. Massive growth with big business, both commercial and retail is essential. But, with all that has been going on, our small local businesses are paying a price. We must help our friends and neighbors that risk it all for their dreams, have a fair chance to succeed. In our quest for taxes and city revenue, we can't forget about the backbone of our community. If we don't, who will still be here when the corporate heads pull out because their investors aren't earning enough.
